Megaflora Housing

Megaflora Housing was developed for Big Ideas for Small Lots NYC, a design competition launched by the New York City Department of Housing Preservation and Development and AIA New York. The initiative, part of Mayor Bill de Blasio’s Housing New York 2.0 plan, sought to create 300,000 affordable homes by 2026 by reimagining the city’s small, irregular lots as sites for new forms of housing.

Our proposal takes that idea further by rethinking how affordable housing can serve the city while reducing its ecological impact. Built from mass timber and other bio-based materials, Megaflora Housing would sequester 50 metric tonnes of carbon on opening day instead of emitting nearly 100 if made from concrete. The compact 5,800-square-foot structure uses a switchback layout with apartments stacked on alternating half-levels, eliminating corridors and drawing in light from both directions. This small, carbon-storing building offsets the annual emissions of eight New Yorkers, proving that even the smallest projects can make a measurable contribution to urban decarbonization.
